After Christmas many people often wonder what am I going to do with all this stuff and very often now is the time when people will start thinking, out with the old, or I don't use that anymore so lets get rid. I saw this article on the Rightmove website and thought this could help people about to have a clear out. http://www.rightmove.co.uk/news/declutter-your-home-cleaning
Happy New Year to everyone and welcome to 2018. This post is only a short update following the Christmas break, one thing that was clear is that the Peverell market and the Plymouth market slow down in December, with very few houses coming to the market. There where a few sales across the market but as most agents would say everyone had more important things to do during December. What is noticeable is the change that January has brought, the market has started with a bang, plenty of viewings, plenty of valuations and lots of new houses coming to the market. I see no reason why we won't be seeing many new properties and sales happening across Peverell this month and going forward in the next few months. I certainly have been speaking to many buyers looking to buy in this popular residential area, so if you are thinking of selling your property then please give me a call or email me. We have buyers searching for a family home in your area.
Peverell has proved to be a popular postcode again in 2017 with a good number of properties selling and letting throughout the year.
I have noted below some average price stats between January 2017 to the end of August 2017.
Over the last few weeks I have certainly noticed a slow down in Peverell with a number of Peverell listings staying on the market for longer than the normal 3 weeks. This is likely caused by the time of the year and I certainly do not see this continuing into 2018.
As you will see from the average prices we have seen an increase across the Peverell postcode during the year and across Plymouth (postcodes PL1 to PL6) we have seen an increase across the market of 6%.
Average House Prices (Jan to end of Aug)
2 Bedroom Houses - £166,750
3 Bedroom Houses - £217,043
4 Bedroom Houses - £247,333
5 Bedroom Houses - £288,000
If you are thinking of coming to the market in 2018 and would like a free market appraisal to give you an idea on the up to date price of your property I would be delighted to help.
Even if you just want a rough desktop figure to give you an idea on whether to consider selling your home then again please feel free to email.
I look forward to keeping you updated about the Peverell market in 2018.
For the first time in more than 10 years, the Bank of England
has voted to raise the UK interest rates.
is the first rise in interest rates since July 2007 and has seen the rate
increase to 0.5% from 0.25%.
minor increase in interest rates will mainly effect households on a variable
rate mortgage but the increase will only be minimal, but there will be some
good news for the country's 45 million savers who will see a slightly better
return on there savings.
this effect the housing market? The answer is no. There is still a lack of
properties on the market and many buyers still searching for a property so
there should be no reason why, panic should set in. On average, a households
that owe £89,000, will face rises of between £11 and £12 a month, according to
UK Finance, which is minimal and certainly not something which will trigger
panic across the housing market.
we see it, the housing market is business as usual.
you are thinking of selling or buying, contact us today and we will be happy to
discuss this with you.
Halloween next week, then Bonfire Night and not long till Christmas however the Peverell property market is still busy and in fact very busy. 70 properties are currently sale agreed in the Peverell postcode area and a number have been sale agreed in the last week. We always see an increase in activity at this time of year and Peverell has certainly proved popular of late. In fact we sale agreed 2 houses in Peverell last Friday and already another one this week. The issue for buyers will soon be the lack of available properties, there are today 37 available properties ranging from from flats to 4 bedroom houses. The reason some of these will not have sold will be purely down to price. The market is still extremely price sensitive and pricing remains key even in active sales areas. A slight change in price is sometimes all that is needed to find a buyer in this active market. If you have seen a property and require some advice on why the property has been on the market for a number of weeks please do not hesitate to contact me and I will be delighted to help. firstname.lastname@example.org I hope to speak to you soon.
