Love is in the air in Peverell

Here we are into February and Peverell is still loved by buyers. 

The market continues to excel with at present over half of all properties on the market sale agreed. 

91 properties are currently on Rightmove in the Peverell area and of those 48 are sale agreed. We have seen the interest in Peverell over the last couple of weeks with plenty of viewings taking place in the popular and desirable location.

Welcome to 2018

Happy New Year to everyone and welcome to 2018. 

This post is only a short update following the Christmas break, one thing that was clear is that the Peverell market and the Plymouth market slow down in December, with very few houses coming to the market. There where a few sales across the market but as most agents would say everyone had more important things to do during December. 

What is noticeable is the change that January has brought, the market has started with a bang, plenty of viewings, plenty of valuations and lots of new houses coming to the market.

I see no reason why we won't be seeing many new properties and sales happening across Peverell this month and going forward in the next few months.

Peverell Statistics 2017

Peverell has proved to be a popular postcode again in 2017 with a good number of properties selling and letting throughout the year. 

I have noted below some average price stats between January 2017 to the end of August 2017. 

Over the last few weeks I have certainly noticed a slow down in Peverell with a number of Peverell listings staying on the market for longer than the normal 3 weeks. This is likely caused by the time of the year and I certainly do not see this continuing into 2018. 

As you will see from the average prices we have seen an increase across the Peverell postcode during the year and across Plymouth (postcodes PL1 to PL6) we have seen an increase across the market of 6%. 

Average House Prices (Jan to end of Aug)

2 Bedroom Houses - £166,750

3 Bedroom Houses - £217,043

4 Bedroom Houses - £247,333

5 Bedroom Houses - £288,000

For the first time in more than 10 years, the Bank of England has voted to raise the UK interest rates. 
This is the first rise in interest rates since July 2007 and has seen the rate increase to 0.5% from 0.25%.
The minor increase in interest rates will mainly effect households on a variable rate mortgage but the increase will only be minimal, but there will be some good news for the country's 45 million savers who will see a slightly better return on there savings. 
Will this effect the housing market? The answer is no. There is still a lack of properties on the market and many buyers still searching for a property so there should be no reason why, panic should set in. On average, a households that owe £89,000, will face rises of between £11 and £12 a month, according to UK Finance, which is minimal and certainly not something which will trigger panic across the housing market.
As we see it, the housing market is business as usual.
